    Asphalt Services

    Asphalt Repairs

Whether filling in a pot hole, removing an alligatored area or patching a utility trench, we can assist with all your repair needs. Skin patching is a method where we place new asphalt on top of the existing asphalt (after we have prepped area with a tack coat) and then feather/blend the edges. This is most common in recessed/depressed areas where the base is still structurally sound. The surface will sit slightly higher where patches are performed as the material goes on top of existing asphalt. With the method "removing and replacing," we will saw cut the perimeter of the deteriorated area and then remove the damaged asphalt before we place back new (hot applied) asphalt in its place. The depths can vary in this scope, but we always remove the full depth of asphalt and prep the base prior to any new asphalt being applied. This will be a more long term solution for deteriorated areas and will allow for the new asphalt to sit flush with the bordering asphalt.

    Crack Sealing

Cracks allow water to access sub grade, which will lead to pavement failure. Performance Paving and Sealing will seal cracks and joints with a hot applied, elastic material to prevent against moisture infiltration. This will extend the life of your pavement and save you money long term. Therefore, crack sealing should be performed on a regular basis.

    Paving

Paving ("overlaying") is the most common method utilized to extend the life of your parking lot. It gives your lot the appearance of brand new construction, without actually removing the existing asphalt parking lot.A traditional overlay scope involves placing a new layer of asphalt over the top of your existing parking lot. The thickness of an overlay is typically 1.5" but this can vary depending on traffic conditions and customer needs. We also offer a geotextile fabric option, which goes between the old and new asphalt and serves as a waterproof membrane (call for details). If properly maintained, an overlay product can last 10-15+ years, depending on site conditions. In extremely deteriorated asphalt parking lots, where overlaying is not an option, we have the capabilities of completely removing and replacing/repaving the existing parking lot OR we can offer a pulverize and pave scope. In this method, we would provide a pulverize machine to grind up the existing asphalt into small pieces/bits and then recycle it by utilizing the material, where applicable, for a new base, prior to paving scope. This is environmentally sound and also a great way to improve pre existing drainage and sub grade issues.

    Sealing

Seal coating is an economical way to protect your asphalt from the harmful UV rays here in Arizona. The Master Seal MTR product we proudly utilize contains anti-oxidation additives to protect your asphalt and improve the appearance of your parking lot. Sealing will delay raveling (loss of aggregate), fill in minor voids and provide a uniform color throughout your property. This scope should be performed every 3-5 years, depending on the traffic and overall condition of asphalt.

    Slurry

Slurry sealing is a protective coating product, similar to seal coating, but is applied much thicker than the seal coat product due to the addition of special sand, asphalt emulsions and other additives. It is a great product when a parking lot is too "mature" for traditional seal coating and/or your budget may not allow for an overlay or replacement of parking lot. There are optional mix designs available when choosing slurry (Type I and Type II), please call to discuss. The slurry product will provide a new wearing surface, a uniform color and will fill in minor cracks as well. The slurry product will last 5-7 years if properly maintained with a recommended sweeping and sealing program.

    Striping

We can assist you with all of your striping needs. We offer restripe scopes, where we freshen up the appearance of your current markings. We can offer additions to your current layout, such as stencils, arrows and more! If you need to meet ADA compliance, or have your lot redesigned, we can assist as well. In addition, we offer thermoplastic striping, red curb (fire lane) painting, and other customized marking needs! We are your go to company for all your striping requests!
